Booking terms

Last updated: 24 October 2026

These terms apply to bookings made directly with us (website, email, phone, WhatsApp). For bookings made on Booking.com or Airbnb, the terms of the platform apply.

Request and confirmation

A request sent through the website is not yet a booking: we will reply with availability and price. The booking is confirmed once we receive the deposit.

Deposit and balance

To confirm the booking, we ask for a confirmatory deposit (caparra confirmatoria, under Art. 1385 of the Italian Civil Code) of 30% of the total, to be paid within 3 days of our confirmation. The balance is paid on arrival. Payment methods are set out in our confirmation email.

Cancellation

You may cancel free of charge up to 7 days before arrival: we will refund the deposit. After that, or if you do not arrive, we keep the deposit and you owe nothing further.

Event and high-demand dates

For stays that include nights of events or high demand (Mostra-mercato del tartufo nero e sagra della castagna, 30/10/2026–31/10/2026; Capodanno, 30/12/2026–31/12/2026; Ferragosto, 13/08/2027–15/08/2027), the deposit is 50% and cancellation is free of charge up to 30 days before arrival.

Early departure and changes

If you leave earlier than planned, the nights booked remain payable. You may change your dates, subject to availability, within the free cancellation period.

Serious impediments

If your arrival becomes impossible for reasons beyond your control (for example roads closed because of snow or measures taken by the authorities), we will offer you new dates within 12 months at no cost, or a refund of the deposit. Should we be the ones unable to accommodate you, we will pay you back twice the deposit, as provided by law, or, if you prefer, offer you equivalent accommodation.

Arrival and departure

Check-in from 3pm to 8pm, check-out by 10:30am. On arrival we check the identity documents of all guests in person, as required by law (Art. 109 of the Testo unico delle leggi di pubblica sicurezza, the Italian Consolidated Law on Public Security).

Right of withdrawal

For accommodation contracts for specific dates, the 14-day right of withdrawal provided for distance purchases does not apply (Art. 59(1)(n) of the Italian Consumer Code, Codice del consumo): the cancellation terms set out above apply instead.

Applicable law

The contract is governed by Italian law. Consumers may in any case rely on the courts of the place where they reside, as provided by the Italian Consumer Code.
